We manage projects from early entitlement through construction and close-out with a strong emphasis on disciplined cost control, consultant coordination, and clear internal reporting. 

We are building a best-in-class development platform and are looking for a driven Project Manager to help us deliver projects that align with our investment and execution standards. 

 

 :briefcase: The Role

We're looking for an experienced Project Manager - Real Estate Development to oversee multiple development projects from predevelopment through construction and close-out. This role is highly cross-functional and acts as the central coordination point between ownership, consultants, general contractors, and internal stakeholders. It requires strong organizational skills, attention to detail, and the ability to manage multiple stakeholders simultaneously. 

 

:hammer_and_wrench: What You’ll Do

Predevelopment & Entitlements

  • Manage zoning, entitlement, permitting, and jurisdictional approval processes
  • Coordinate with municipalities, planning departments, and regulatory agencies
  • Track entitlement conditions, schedules, and approval requirements

Consultant & Vendor Management

  • Manage architects, engineers, planners, surveyors, and specialty consultants
  • Coordinate scope, contracts, deliverables, and schedules
  • Ensure consultant performance aligns with project objectives and timelines

Cost Management & Budgeting 

  • Develop, track, and manage project budgets from predevelopment through construction 
  • Review cost estimates, value engineering options, and change orders
  • Monitor cost variances and proactively identify risks or variances

Project Organization & Reporting

  • Maintain organized project documentation, schedules and reporting systems
  • Prepare regular status reports for the management team covering budget, schedule risks, and milestones
  • Support leadership with clear, concise project information for decision-making

Construction Coordination

  • Coordinate closely with General Contractors and key construction vendors
  • Review construction schedules, pay applications, and change orders
  • Participate in project meetings to ensure alignment between design, budget, and execution

Must-Haves:

  • 3-7 years of experience in real estate development, construction management, or related field 
  • Direct experience with residential development projects
  • Strong experience with predevelopment entitlements and consultant coordination
  • Solid understanding of budgeting, cost controls, and construction processes
  • Highly organized, detail-oriented, and deadline-drive
  • Ability to manage multiple projects and priorities simultaneously
  • Strong written and verbal communication skills
  • Proficiency with Excel and project/document management tools

Bonus Points For

  • Residential, multifamily, commercial, or mixed-use project experience
  • Experience working directly with ownership or investment teams
  • Familiarity with public entitlement and municipal approval processes
